One of the most important things you can do to help ensure a smooth closing is to provide us with the information we need to conduct your closing. Please download the forms from this website that are applicable to you for either a refinance or purchase transaction and submit the completed forms to us as soon as possible. This will enable us to order the appropriate payoffs from existing lenders, obtain tax and HOA information and to address any other issues that may arise during our pre-closing review of the transaction.

On purchase and refinance transactions, you must bring a current, government issued photo identification. This can be a state driver’s license, U.S. or foreign passport or military identification. We cannot conduct your closing unless you have a valid, state-issued photo identification. Note that we may photocopy or take a picture of your license for our records.

If you need to bring money for your closing, you must also bring certified funds to the closing. You can also arrange to have your funds wired to us.

When we collect funds to payoff an existing mortgage on a property, we order a payoff statement from the current lender. The payoff amount includes the principal balance of your loan, interest which has accrued on your loan since the date of your last payment and any additional fees you may owe the bank. The payoff amount is often significantly higher than the principal balance due to accrued interest. We also collect a few extra days of interest from the date of disbursement to ensure that we have sufficient funds to payoff the loan in full.

After we receive “closing instructions” from your lender, we are able to prepare your HUD-1 Settlement Statement (“HUD-1”). The HUD-1 contains all the settlement figures for your closing. Once the HUD-1 is completed, we provide it to your lender and real estate agent for their review and approval. Once the HUD-1 is approved by your lender and agent, we can advise you exactly how much you need to bring to closing. Typically, this occurs no more than 24 – 48 hours before closing. For an approximation of how much you will need at closing, you can review the “good faith estimate” that your lender provided to you when you applied for your loan. Note that you will need to bring certified funds to closing, either in the form of a cashier’s check of money order. We do not accept cash or personal checks for closings, other than for small amounts.
