If you have any questions regarding your settlement, please contact one of our lawyers. We are here to help you and your clients and want to make sure that any questions you may have are addressed in advance.
We send completed HUD-1s to agents as soon as we can for your review and approval. Please note that we cannot complete the buyer(s)’ side of the HUD-1 until we receive closing instructions from the lender. This typically occurs no more than 24-48 hours before closing and often occurs the day of closing. We know your clients are pushing you for a final HUD-1 so they know what they need to bring to closing, but we cannot provide these figures until after the lender sends final closing instructions to us and they review and approve those figures.
Please make sure your clients bring valid and current state-issued identification with them to closing.
If your clients want to use a Power of Attorney at closing, please make sure that the use of a Power of Attorney has been approved by the lender. Certain lenders do not allow clients to sign by powers of attorney. Powers of attorney should also be prepared by our office as they will be transaction specific. If not, they may not be acceptable and will be subject to review and approval by our title insurer.
If you need to re-schedule a closing, please speak to the other agent before re-scheduling the closing with us. We want to ensure that the new time is acceptable to all the parties.
